A refinance calculator that answers the real question

Most refinance calculators stop at “your payment goes down.” That is not enough. Closing costs can wipe out a smaller payment if you sell or refinance again before you recoup them. Resetting a 27-year balance to a fresh 30-year term can also stretch interest even when the rate looks better.

hrc.io compares the loan you have with the loan you are considering, then asks how long you plan to keep it. You get monthly savings, cash break-even, lifetime interest, and a stay-horizon net — the amount you are ahead or behind if you sell at that date and pay off whatever is left.

You should not have to hand a lender your email to do arithmetic. The calculator runs in your browser. We do not require an account, we do not collect the numbers you type, and we do not sell personal data. A copy of your last inputs can stay in local storage on this device so the form is still filled in next time — you can reset it whenever you want.

How to use this home refinance calculator

  1. Enter the remaining balance, rate, and time left on your current mortgage. If you only remember the original amount and term, switch modes and we will estimate the balance.
  2. Enter the new rate and term you have been quoted, plus estimated closing costs. Unsure on fees? Use 2% of the loan as a starting point, then replace it with the Loan Estimate.
  3. Set how many years you expect to keep the home or the loan. That horizon drives the net savings figure.
  4. Optional: add cash-out, discount points, extra principal, or PMI if your loan-to-value is above 80%.

What the results mean

Today’s rate context

As of the week of September 3, 2026, Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed near 6.71% and the 15-year fixed near 6.04%. Refinance averages from consumer surveys often sit a little higher. Your quote depends on credit, loan size, occupancy, and points. Use this page to test a quote, not as a live rate table.

Built for homeowners, not lead forms

hrc.io is a calculator, not a marketplace. There is no sign-up wall, no call from a loan officer because you typed a balance, and no sale of your personal data. If a number would help a stranger sell you something, it does not leave this page.

Common refinance paths

A rate-and-term refinance replaces the current balance with a new rate or term and no extra cash. A cash-out refinance borrows more than you owe and sends you the difference. Some homeowners refinance from an FHA loan to a conventional loan to drop mortgage insurance after they have 20% equity. Others leave an adjustable-rate mortgage for a fixed rate. The calculator handles the shared math: new principal, new payment, costs, and time.

Closing costs on a refinance commonly land around 2% to 5% of the new loan — origination, appraisal, title, recording, and optional discount points. Read the closing cost guide before you treat a “no-cost” quote as free. The fee is often priced into the rate.

Quick answers

Is this refinance calculator free?

Yes. There is no account, no trial, and no paid tier. The tool is the product.

Do I have to register?

No. Registration is not required to use hrc.io, and it never will be for the calculator itself.

Do you sell my data?

No. We do not sell personal data. Loan figures you enter are not submitted to a server as part of the calculation.

How accurate are the results?

The math uses standard fixed-rate amortization. Taxes, insurance, HOA dues, and lender credits are not in the payment unless you put them in. Treat the output as a planning estimate and confirm with a Loan Estimate.
