Do I need an account?
No. Registration is not required. There is no sign-in to reach the calculator.
Do you sell my personal data?
No. We do not sell personal data. Read the privacy promise.
Does the calculator send my mortgage details to a server?
The calculation itself runs in your browser. We do not collect those fields as a lead. Optional local storage on your device can remember the last inputs. Copy-link puts figures in the URL you share.
Should I include taxes and insurance?
Enter principal and interest. Add PMI if you pay it or want it estimated. Taxes and insurance usually stay in escrow whether you refinance or not, so they cancel out of the comparison unless a new loan changes them.
What is a good break-even period?
Many households look for cash recoup inside 24–36 months. If you will keep the home much longer, a slower recoup can still be fine. If you might move sooner, wait or ask for a lender credit. See the break-even guide.
Why did my payment drop but lifetime interest go up?
You probably stretched the term — for example, 26 years left into a new 30-year loan. The extra months of interest can outweigh a modest rate cut. Try matching the remaining term or switching to 15 or 20 years.
How do discount points work here?
Enter points as a percent of the loan (1 point = 1%). The calculator converts that to dollars and either adds it to cash at closing or rolls it into principal if you check that box. You still choose the lower rate that those points are supposed to buy — the form will not guess the rate change.
Can I model removing PMI?
Enter current PMI as a monthly amount, provide a home value, and turn on estimated PMI for the new loan. If the new loan-to-value is at or under 80%, new PMI goes to zero and the savings show up in the monthly change.
Is this financial advice?
No. hrc.io provides estimates and explainers. A refinance is a legal loan. Confirm with your Loan Estimate, tax advisor, and a licensed mortgage professional.
