This site inverts that. The calculator is the product. It is free, it does not ask you to register, and it does not sell personal data. Comparison math — payment, cash break-even, lifetime interest, stay-horizon net — runs in the browser. If a figure would help a stranger sell you a loan, it does not need to leave the page.

How the calculator is built
Payments use standard fixed-rate amortization. Optional PMI is a simple estimate when loan-to-value is above 80%. Extra principal is applied monthly. Stay-horizon savings assumes that if you left on that date, you would pay off the remaining balance. Those are planning estimates. They will not match a servicing statement to the penny, and they ignore taxes, insurance, and HOA dues unless you put them in.
